This can be ordered as a stand-alone inspection or as an add-on to your home inspection.

Foundation Level Check


This ancillary service can be added in addition to your home inspection to check your home's foundation level


Porter Inspections can visit your home and, using state-of-the-art tools and techniques, determine if you home has possible foundation issues. Our level system can check down to 1/10th of an inch.


Our Foundation Level Check does not replace the services of a licensed engineer and our results are for educational purposes only.

Sewer Scope Inspections


a visual home inspection does not include the inspection of underground lines, so how do you know if your future home has sewer line issues? Using a state-of-the-art camera system, Porter Inspections has the ability to check your underground sewer lines for blockages, root intrusion or pipe collapse.


This is an ancillary service which can be added to your home inspection.

Thermal Imaging Inspections


Included with our home inspection services, our thermal imaging inspection services uses state-of-the-art thermal imaging systems to look beneath the surface to detect hidden moisture intrusion and areas with energy loss problems

Pool & Spa Inspections


We follow the standards set forth by the International Association of Certified Home Inspectors (InterNACHI) for pool and spa inspections while also adhering to the requirements of the California Pool Safety Act (AB442) which went into effect on January 1, 2018.


This is an ancillary service which should be added to your home inspection if the property has a pool and/or spa.

Lawn Irrigation Inspections


Our lawn irrigation inspection examines the irrigation controller, the sprinkler control units as well as the individual sprinkler heads to ensure that the system is working as intended. We will examine where the water is being placed to ensure that your system is not wasting water by overspraying onto the street, driveway, sidewalks, and the home itself.
